I implement the following format in order to complete construction plans.
- Delelop plan outlining project scope and objective
- Visit site to take field measurement and photos
- Develop existing conidition plans as required
- Work with client to develop schematic design drawings
- Produce design drawings consistent with project requirements
- Complete detail drawings for permit and bidding propurses
- Provide (1) printed and eletroinc copy of all plans to owner (Note: Additional sets is the client responsibility unless requested, cost will be incorporated into contract agreement. Typically (3) sets are required when filing for permit)

Fee Schedule
- Proposals are based on the scope and project size. I do allow for some negotiation to a certain degree. Hourly rate is available upon request.
- Retainer/Deposit Fee: 50% of the agreed contract amount is due after the signing of the contract. The remaining contract amount is due upon
completion of drawings. RETAINER/DEPOSIT ARE ALL AT 1/2 OF DRAFTING FEE AND NOT REFUNDABLE (Note: Total fee includes conceptual designs, preliminary drawings and construction documents (does not include permit filing cost)).
Timeframe
- 2-4 weeks, depending on the project scope and size.
Design & Drafting Procedure/Process
1. Consultation at clients location: (No fee for 1st site visit/meeting, additional site visit and/or meeting will be billed at an hourly rate of $25.00 per hour.)
- Meet with client at their location to discuss proposed project.

2. Conceptual Design (part of signed contract) includes:

3. Preliminary Drawings (part of signed contract) includes:

- Elevations (Interiors and Exteriors)
- Electrical Fixture Layout Plan
- Plumbing Fixture Layout Plan
